Sales jumped, inventory tightened, and the condo market went its own way. Here is what June means if you own or want to buy in West Broward.

Single-family sales were up 26 percent and inventory dropped nearly a quarter. Meanwhile condo prices slipped. Two markets, two very different sets of rules.

June was a busy month across Broward County, and the single-family numbers are the headline. Closed sales jumped 26 percent over last June, which is a big move in any market. More families bought homes here this June than last June, plain and simple.

Here is the number I would circle. Months supply of inventory dropped from 6 down to 4.3. That measures how long it would take to sell every home currently listed if no new ones came on. Six months is generally considered balanced. At 4.3, we have tipped into seller territory countywide.

Prices followed. The median single-family sale price rose to $645,000, and sellers collected 96 percent of their original asking price on average. Homes went under contract in 38 days, four days faster than a year ago.

The Condo Story Is Different

Townhomes and condos are moving too, with sales up 15.5 percent. But the rest of that picture reads differently.

Sales are up, yet the median price slipped 1.8 percent and homes are taking longer to sell, 71 days versus 63 last year. That combination tells you something specific. Buyers are active in this segment, but they are being selective and they are buying on price.

If you take one thing from this month's report, make it this. Broward is running two housing markets at the same time, and they are moving in opposite directions.

The 6-month line. Six months of supply is considered a balanced market. Below that favors sellers. Above it favors buyers.

The gap between those two bars is the story of June. A family shopping for a four-bedroom in Coral Springs is in a very different market than someone looking at a townhome in Tamarac, even though both are in Broward County.

West Broward Spotlight

County numbers are useful, but nobody buys a house in Broward County. They buy one in Coral Springs, or Parkland, or Davie. So what does all this mean out west?

The single-family squeeze is felt most sharply here. West Broward is where the family-sized homes are, the four bedrooms, the fenced yards, the two-car garages near good schools. That is exactly the inventory that is thinnest right now, and it is exactly what most of my buyers are asking for.

I have been seeing more activity this month among buyers looking for larger homes in family neighborhoods, and a fair number of them are relocating from outside the area. When a well-kept home near a strong school lists in Coral Springs, Parkland, or Cooper City, it does not sit. The listings that linger are usually the ones priced ahead of the market or in need of updates buyers can see from the driveway.

Weston and Parkland continue to hold their pricing well, which is what you would expect from established communities with limited land left. In Davie and Plantation, there is more variety in both price and property type, which makes them worth a closer look if the tighter markets are stretching your budget.

Neighborhood to Watch

Keep an eye on Davie and Cooper City this summer. Both offer that family-neighborhood feel with strong school options, and both tend to give buyers a little more room on price than Parkland or Weston do. If you are getting priced out of your first choice, this is often where I point people next.

Coconut Creek and Tamarac are worth watching for a different reason. With condos and townhomes softening on price countywide, these communities have more of that inventory, which means more negotiating room for buyers open to attached housing.

Seller Strategy

If you own a single-family home in West Broward, June's numbers are the kind you want to see. Buyer demand is up, competing listings are down, and sellers are getting close to their full asking price.

That said, 96 percent of original list price is not the same as buyers overpaying. It tells me buyers are willing to pay fair value for a home that is priced correctly and shows well. The homes that sell in 38 days are the ones priced at the market on day one.

Selling a Single-Family Home

You have leverage, but use it carefully. Price at the market, not above it, and handle the small repairs before listing. With inventory this tight, a well-presented home gets attention quickly.

Selling a Condo or Townhome

This one takes more strategy. With 10 months of supply and prices dipping slightly, pricing sharply from day one matters more than anything. Buyers are out there, but they are comparing carefully.

Buyer Opportunity

If you are shopping for a single-family home, be ready. Get your pre-approval done before you start touring, know which neighborhoods you actually want, and be prepared to make a decision quickly on the right house. In a 4.3-month market, waiting a weekend to think it over often means losing it.

Cash buyers were up almost 35 percent this June, so you may be competing against offers that can close fast. A clean, well-prepared offer from a financed buyer still wins plenty of the time, especially when your agent knows how to position it.

If you have flexibility on property type, the condo and townhome market is where the value is right now. Prices are down slightly, supply is high, and sellers are motivated. For a first-time buyer trying to get into a good school zone, that can be a very smart entry point.

Local Takeaway

Two markets, two different sets of rules. Single-family is tight and competitive, especially for the family-sized homes West Broward is known for. Condos and townhomes are giving buyers real room to negotiate.
